HPN created the Housing Partnership Fund in 2001 as its lending arm to meet its members growing need for flexible, early stage financing for affordable housing development. Today, HPN provides capital to both its members and social enterprises. This includes unsecured enterprise-level, secured project-level and bridge financing for affordable multifamily, single family and community development projects as well NMTC allocation for single family homeownership initiatives. Additionally, HPN offers lines of credit and equity investments for housing-focused social enterprises.ABOUT THE ROLEThe primary responsibility of the Loan Associate is to support HPNs CDFI lending business by underwriting loan requests. A strong knowledge of real estate and nonprofit enterprise-level finance is required. Knowledge of CDFI programs such as New Market Tax Credits is a plus. MAJOR DUTIES & RESPONSIBILITIES The Loan Associate will support the origination of new loans and assist in the loan closing process as necessary.Originations/Underwriting (70%) Provide underwriting analysis for debt and equity transactions and make recommendations to the Director of Lending.Perform financial analysis, due diligence and project feasibility assessment for potential borrowers.Prepare term sheets based on initial borrower analysis and alignment with HPNs loan products.Prepare written credit memoranda with detailed analysis and recommendations for terms and credit structure. This includes borrower, property/project and market level analysis, as applicable, and recommendation on financial covenants and reporting requirements.Supporting presentation of analysis to HPF Board for review and approval.Maintain loan pipeline in Salesforce and pipeline reportingSupport lending business projections based on loan pipeline knowledgeProvide technical assistance to borrower through the application and underwriting process. Work with the borrower and external parties up through the loan commitment and then assist in transition to closing process, which is led by Director of Portfolio Management. Develop and cultivate relationships with borrowers and partner CDFIs.Special Projects (20%)Support President of HPF with a variety of projects including:Investor and funder due diligence requests; Assist with HPF website, marketing collateral, and communications HPN member peer exchange initiatives related to CDFIs; HPNs New Market Tax Credit program Prospecting and research in support of new products and programs (eg. NMTC program for single family, high-leverage A/B note structure acquisition product, mezzanine lending)Portfolio Management (10%)The Loan Associate will support the asset management team and investor reporting activities as needed. This could include, but is not limited to: Facilitating post-closing hand off to portfolio management teamSupporting annual reviews of borrowers/loansReviewing and processing borrower draw requests, modification and extension requests.Assisting in creation of qualitative reports for investors, marketing and communication materials.QUALIFICATIONSBachelors Degree, preferably in finance or accounting.Credit analysis training a plus.2-5 years of professional experience as an underwriter or financial analyst and/or experience in portfolio or asset management, preferably with a CDFI or similar organization;Ability to develop proforma financial statements, cash flows and credit analysis;Knowledge of affordable housing development, finance, and nonprofits preferred;Knowledge of closing process and legal documentation for debt transactions;Strong written and oral communication skills; Ability to manage time and multiple demands to accomplish objectives; Proficiency with Microsoft Excel and Word.
